Is there a Sump Pump at this property?
Before closing, a plumber who is licensed in the State of New Jersey, must perform an inspection of your house to insure that there are no freshwater connections to the sanitary sewer system or discharging water directly or indirectly to a public right of way. We recommend that you schedule this inspection as soon as you put your house on the market, to allow plenty of time for any corrections, if necessary.
If the plumber discovers that there is an unlawful discharge into the sanitary sewer system, you must correct the problem in order to obtain a Certificate of Compliance before the closing date for the sale of the house or before tenants can move into the rental.
South Orange requires a licensed plumber to check the Water Service Line for lead or galvanized material and if there is sprinkler system (lawn or fire) for certification of a backflow preventer PRIOR to an inspection being scheduled. The form can be accessed here.
. A confirmation number will be given once its approved and can be entered above. Anyone caught falsifying or skipping this certification will be subject to penalties, as well an an automatic failure/dis-issuing of the CCO.

I will advise the homeowner of the requirements for Carbon Monoxide (CO) Detectors and provide them with the information above for their review. I certify that prior to completion of this project I will assure compliance with the regulations.
Township of South Orange Village Code Enforcement
New Jersey State law now requires that any existing dwelling, that contains a fuel burning appliance, fireplace, woodstove, or having an attached garage, that undergo a repair, renovation, alteration, addition or installation of equipment that requires a permit, be equipped with a Carbon Monoxide (CO) detector. No additional permit is required for their installation, unless they are permanently connected to the homes electrical wiring. These detectors are available from most hardware stores, home centers, department stores and discount stores. These detectors are available from approximately $20.00-$100.00 and combination Smoke/CO detectors are available from approximately $50.00-$80.00. These detectors may be battery operated, plug-in, or hard wired with battery back-up. These detectors must be installed (if not already) before calling for final inspections. Note: Bedrooms being altered, renovated or newly created bedrooms have additional smoke detector requirements.
I have reviewed the required locations of Carbon Monoxide (CO) Detectors above and will install the required detectors prior to calling for final inspections.
